Solutions: High Humidity and Mold

With the introduction of 410A refrigerant, the old freon (R22) was put out to pasture by the Environmental Protection Agency. Very few homes still use R22-based a/c systems.

Here’s the problem:

High humidity causes conditions in the home ripe for the development of mold. It is especially common in the Greater Houston area. Why does this happen? …and could it be happening to you?

The potential damage:

You may notice a musty odor or a dank cave-like feeling or notice dampness in areas of the home which should not be damp. Like termites in wood, a mold-infected home can even require a structure to be taken down to the frame of the house to resolve the problem. Moreover, people with unresolved breathing issues caused by unidentified toxic mold can be difficult for medical doctors to diagnose.

The Solution:

Investigation of home and the HVAC equipment is needed. Though not always, a high-humidity home is because the installed HVAC system was simply too large. In determining the correct size of a system, bigger is not better. More than ever, homes need a “just right” Goldilocks-sized system.

Ideal humidity levels should average 50-55% in a home. You should not notice condensation on your equipment anywhere. You should not be able to smell musty odors. The air should not feel dank or cave-like.
